Planning profiles
Are you planning a move to a new area? Did you know that when you buy a new property, the property search will not give you much information about what is going to happen nearby, or even next door?
We can extract the most up to date information available about potential future housing or employment growth in an area. From the planning application history of the neighbouring houses to larger scale developments that may be planned in the next 10 years.
Informal advice can also be given about any potential additions or changes you may wish to make to a property.
Neighbourhood Planning
Neighbourhood Planning is a way for communities to guide the future development of their area. The Planning and Compensation Act 2011 provides for Town and Parish Councils or Neighbourhood Forums to write their own planning documents which contain policies relating to land use and are used in the decision-making on planning applications.
A range of help can be given from the very beginnings of setting up a steering group, identifying the skills and resources available in the community and deciding on the reasons behind the decision to preparing a Neighbourhood Plan.
Advice and practical help is available, such as applying for grant funding, planning and carrying out public consultation and developing a Vision and objectives for the plan.
Each community is different and each Neighbourhood Plan has different objectives - a bespoke package will be developed with the client to ensure that the Neighbourhood Plan is prepared properly and accords with the requirements and regulations.
Planning Applications
We can act for organisations, action groups and individuals who wish to:
-
submit planning applications;
-
object to planning applications or support planning applications.
-
appeal planning decisions
Advice on planning merits of proposals can also be given to potential applicants or objectors and an honest appraisal of the chances of success will be given.
Planning objections need to be based on planning merit rather than any emotive reasons and be specific in nature – it should point out the harm that a proposed development will cause and refer to the local planning authority’s development plan policies.
Some communities will wish to support planning proposals in their area and a campaign can be designed to maximise the chances of success. Liaison with developers can be complicated and tricky and to ensure the best outcomes a strategy needs to be put in place.
All of these aspects of engaging with the planning application and appeal process can be provided.
Testimonial
“Sally is much more than a highly experienced planner with excellent communication skills and a genuine can do attitude. Her input, advice and support, from the strategic to the tactical, over the entire development period of our local Neighbourhood Plan was invaluable. In short Sally is a great person to have around when you are navigating through complex and often contentious planning issues”
Councillor R Stay, Central Bedfordshire Council
